GS Joiner & Sons Ltd are a family run business that has been operating since 1929 in the Canterbury, Herne Bay and Whitstable areas and it now owns and manages a portfolio of Commercial units at four locations within these areas.
The units are of various sizes and configurations making them ideal for a wide range of business uses including retail, warehousing, distribution, light industrial, offices and training.
Three of the sites are self contained and gated offering good levels of security, the common areas and grounds are maintained by GS Joiner & Sons Ltd. One of these – CITY BUSINESS PARK – is currently available for the purchase of the freehold interest in individual units (subject to contract) for Investment with established tenants and good ROI available from day one. Each of the sites is close to the main road network making them accessible to customers and suppliers.
All the properties are maintained by GS Joiner & Sons Ltd which ensures they are kept in good order at all times.
Our dedicated Property Manager, maintains regular contact with all our tenants ensuring that our excellent tenant relationships are maintained and developed.
We have regular tenant updates for each site and a tenants newsletter where we aim to promote our tenants businesses to each other.
As Property Managers we also review all service costs on a regular basis to see if we can help reduce our tenants outgoings on items such as rates, electricity and other commonly used services, with the final decision on using them left to the tenants, of course.
Several of our tenants have been with us for many years, some moving to larger units as they grow, and we like to think this is because we foster an ongoing relationship with our tenants built on mutual understanding of each others needs and expectations.
Our Licence system enables occupation of vacant units in 48hrs, if required, and involves none of the additional costs or long term commitments often associated with lease arrangements plus it gives tenants the option to move to one of our other units as their needs change without having to find a new tenant for their original unit.
These arrangements make them ideal for start up businesses that need flexibility in the early stages of their business growth but they still offer the long term security needed by all tenants.
